Quick Start
From sign-in to your first analyzed parcel in about five minutes. No installation — SiteFacts runs entirely in the browser.
You’ll need an active SiteFacts account and a workspace. Don’t have one yet? Request access at app.sitefacts.com or accept a workspace invite from a teammate — invite links are emailed and stay valid for 24 hours.
The five-minute path
Sign in & pick a workspace
Sign in with email and password or with Google. Your email must be confirmed first. If you belong to more than one team, choose the workspace you want from the workspace switcher in the sidebar — your active workspace is remembered in the browser.
Search for a parcel
Use the search bar at the top of the map. Switch the mode between All · Address · APN · Coords to control how your input is matched, then the map flies to the parcel and draws its boundary. See Parcel Lookup for the full search and panel reference.
Turn on the overlays you need
Open the Layers panel and toggle the context you care about — Setback Lines, FEMA Flood Zones, NWI Wetlands, Contour Lines, and more. Several layers require a paid plan; Existing Structures and parcel boundaries are available on every plan. See Map Overlays.
Place a floor plan
Drag a scaled plan from the Floor Plans picker onto the lot (or use Place to drop it at the parcel centroid). Move, rotate in 15° steps, scale, and mirror it freely. Violations — past the boundary, across a setback, or too close to an existing structure — flag in real time. See Floor-Plan Placement.
Order a report
When you’re ready for a documented due-diligence package, order a SiteScore or SiteFacts report from the property’s detail page. Reports consume credits and are researched and published by the SiteFacts team — see Reports & SiteScore.
Ordering a report is not instant. The SiteFacts team researches each request and moves it through Submitted → Researching → In Review → Published. Your workspace is notified the moment it publishes.

Search any US address, APN/tax-lot, or coordinate pair and pull the parcel boundary, owner, acreage, zoning, and computed setbacks onto the map.
Regulatory & environmental context
Layer FEMA flood zones, NWI wetlands, jurisdiction boundaries, USGS elevation, and setback envelopes to see site constraints before they become surprises.
Free-form floor-plan placement
Test fit a real, dimensioned footprint on the lot with live boundary, setback, and structure clearance checks.
Researched reports
Order a SiteScore (0–100 buildability) or a SiteFacts file package and let our team assemble the research, plats, and supporting documents.
