Find any parcel in the United States and pull its boundary, ownership, and zoning context onto the map.

Searching for a parcel

The search bar sits at the top-center of the map. A mode filter lets you tell SiteFacts how to interpret what you type:

  • All — the default; tries the best match across address, APN, and coordinates.
  • Address — geocodes a street address. SiteFacts uses Google first (best for new subdivisions), then falls back to the US Census geocoder and Nominatim.
  • APN — looks up a parcel directly by its assessor’s parcel number / tax-lot ID.
  • Coords — drops straight onto a lat, lng coordinate pair.

Once located, the parcel boundary is drawn from Regrid nationwide parcel data (with a lakehouse fallback) and the Parcel Info Panel opens on the right.

Coverage note: parcel boundaries cover the full US, but field completeness — owner, zoning, acreage — varies by county. A missing field means the county hasn’t published that attribute, not that the parcel is invalid.

Reading the parcel panel

The Parcel Info Panel summarizes everything SiteFacts knows about the selected lot.

Identity & location

Address, APN / tax-lot number, and the governing county, state, and city.

Dimensions

Computed acreage and square footage, derived from the parcel geometry.

Zoning & ownership

Zoning code and description plus the owner of record, where the county publishes them. Zoning and jurisdiction are the basis for the setback rules shown elsewhere in the app.

Imagery

A Street View thumbnail and a satellite preview of the parcel. These require a Google Maps key on the workspace.

Setbacks and the Edit Setbacks override

The panel lists the front, rear, and side setbacks that apply to the parcel. Detailed, jurisdiction-specific setback data is available for Oregon (Bend and Deschutes County) and Idaho (statewide). Everywhere else — including Washington — SiteFacts applies national default setbacks (roughly 10–15 ft) as a sensible starting point.

If you know the correct values for a parcel, use the Edit Setbacks form to override the front/rear/side figures. Your overrides drive the setback overlay and the live violation checks in Floor-Plan Placement.

Always confirm setbacks with the local jurisdiction before relying on them. The defaults are a screening aid, not an authoritative code reading.
