Drop a scaled floor plan directly onto the lot and see, in real time, whether it fits inside the buildable envelope.
Uploading a floor plan
Floor plans are stored per workspace, so your whole team can reuse them.
Upload an image or PDF
Add a PNG, JPEG, or PDF of the plan. SiteFacts auto-trims surrounding whitespace so the footprint reads cleanly on the map.
Set the real-world size
Enter the width and height in feet. The aspect ratio auto-fills from one dimension, so the plan is placed at true scale.
Add details
Choose a structure type — Single Family, Multi-Family, Commercial, or Other — and optionally add notes and gallery images. The structure type lets you filter the gallery later.
Placing a plan on the parcel
Open the Floor Plans picker
Filter the gallery by structure type to find the plan you want.
Drop it on the map
Drag the plan onto the parcel, or use the Place button to drop it at the parcel centroid (it lands at scale = 1, rotation = 0).
Position it freely
Move by dragging the center, rotate in 15° increments with the −15° / +15° buttons, scale by dragging a corner handle (aspect is preserved), and mirror / flip to match the lot’s handedness.
Read the violations
Watch the violation badge as you move the footprint and reposition until it clears.
Placement is free-form — you drag, rotate, and scale the footprint manually. There is no snap-to-parcel; instead, the live violation checks tell you immediately when a position won’t work.
The placement toolbar
When a plan is placed, a toolbar appears with:
- Rotate −15° / +15° — turn the footprint to match the street or lot orientation.
- Mirror / flip — reverse the plan’s handedness.
- Maximum slope badge — sampled from terrain at the footprint corners; red above 10%, amber above 5%.
- Area — the footprint’s square footage.
- Delete — remove the placement.
Live violation detection
SiteFacts checks the footprint against the parcel’s real constraints and flags a red badge at the bottom-center of the map when the placement:
- extends beyond the property boundary,
- crosses a setback line,
- sits less than 5 ft from an existing structure, or
- overlaps water (when the NWI Wetlands layer is on).
Violation checks compare the footprint against the active Setback Lines overlay. Enable Setback Lines and set the parcel’s front edge first so the buildable envelope is accurate.
Corner elevations & slope
SiteFacts samples USGS 3DEP elevation at the four corners of the footprint to compute the maximum slope. Use the slope badge as an early grading signal — anything in the amber or red range warrants a closer look at site work and drainage.
