Map Overlays
Layer environmental and regulatory context on top of any parcel to spot constraints before they become surprises.
The Layers panel
Open the Layers panel to toggle context on and off over the active parcel. The available layers are:
- Setback Lines
- FEMA Flood Zones
- NWI Wetlands
- Jurisdiction Boundary
- Existing Structures
- Hillshade
- Contour Lines
Plan availability: Existing Structures and parcel boundaries are available on every plan. Setback Lines, FEMA Flood Zones, NWI Wetlands, Jurisdiction Boundary, Hillshade, and Contour Lines are paid-plan layers. If a toggle is unavailable, your current plan doesn’t include that layer.
Regulatory layers
Setback Lines
Draws the parcel boundary plus offset front, rear, side, and street-side polygons so you can see the true buildable envelope. Use the front-edge picker (“Click boundary edges to set the front(s)”) to mark which edge — or edges, for corner lots — is the front, Reset to start over, and the Edge Dimensions sub-toggle to label the offsets. Detailed coverage exists for Oregon (Bend / Deschutes County) and Idaho (statewide); national default setbacks apply everywhere else.
Jurisdiction Boundary
Outlines the governing county so you can see which jurisdiction’s rules apply to the parcel.
Environmental layers
FEMA Flood Zones
Overlays FEMA’s National Flood Hazard Layer to flag floodplain exposure on or near the parcel.
NWI Wetlands
Renders polygons from the National Wetlands Inventory to identify protected or sensitive ground.
Existing Structures
Shows building footprints already on or around the parcel. Available on every plan, and used by the placement tool to warn when a new footprint sits too close to an existing one.
Elevation layers
Both elevation layers are rendered from USGS 3DEP 1-meter data.
Hillshade
Shaded-relief rendering of the terrain, with an opacity slider so you can blend it with the base map and read slope at a glance.
Contour Lines
Elevation contours with an adjustable interval slider (2–250 ft, default ~10 ft) so you can match the contour density to the parcel’s relief.
Setback Lines power the live violation checks in Floor-Plan Placement. Turn them on — and set the front edge — before positioning a plan so the buildable envelope is accurate.
